Selling Your Home...
Selling your home can be a big decision. I’m sure by now you've had multiple thoughts about how to start, what to list at and if your home is ready for sale. Don’t worry! These four basic steps will help guide you.
STEP 1: Book an appointment with a real estate professional and have them complete a home evaluation. Getting a home evaluation will give you a better idea of what your property is worth. You may also receive a few different pricing options if certain projects are done.
STEP 2: Ask your real estate professional for recent neighbourhood sales for properties that have sold in the last 180 days. This will ensure you keep a strong selling position. Do you see yourself pricing low, getting more traffic and having multiple offers? Alternatively...do you see yourself listing high and keeping it simple? Your agent can help you decipher these strategies.
STEP 3: Get the documents signed! Most real estate professionals will have different listing options at different price points. Choose the package that works best for your home. I often tell my clients to choose a package with professional photos, a lawn sign, directional signs, online advertising and a lockbox. Some add-ons which I also find helpful (depending on the situation) are open houses, staggers or videos.
STEP 4: Go live with the listing and find the right buyer. When your home is on the market, it is important to keep it clean and organized. It also crutial to keep a schedule of when viewings are happening. A lot of viewings are organized online to keep it easy. This is something that I would recommend as a time saver for both buyers and sellers. It will also help you keep track of who has been through your home.
